Power of Preapproval


Many people still think it’s a buyers market and while we all know the prices of homes are great (especially for first time homebuyers), the inventory is low at times which creates the multiple offer problem. Buyers need to know that a pre-approval letter should be provided to you as the realtor before either showing them properties or at the very least making that first offer. You'll see that I noted in the flyer how important it is to provide all the necessary documentation UPFRONT so that not only do I feel confident about my pre-approval but also have what their supporting documentation in case we have to get them "cross-qualified" with another lender as well.

I also want to make you aware that the "age" of credit reports, paystubs, bank statements has recently been modified by FNMA/FHA/VA so where before credit approvals were good for 90 days until obtaining an accepted offer (leaving 30 days to close), the new guidelines are credit approvals are only good for 60 days (leaving 30 days to close). What this means for you is to watch the DATE of your pre-approvals as they may have to be updated (obtain updated info from buyer and re-run credit) from time to time depending on how long it takes to get an offer accepted.
